Landlords
Landlords are legally responsible for the safety of their tenants. Landlords should make sure maintenance and annual safety checks on gas appliances are carried out by a Gas Safe registered engineer. By law landlords must make sure:
- Pipe-work, appliances and flues provided for tenants are maintained in a safe condition.
- That all appliances and flues that they provide for tenants use have an annual safety check.
- That maintenance and annual safety checks are carried out by an engineer registered with Gas Safe Register.
- All gas equipment (including any appliance left by a previous tenant) is safe or otherwise removed before re-letting.
- A gas safety record is provided to the tenant within 28 days of completing the check or to any new tenant before they move in.
- They keep a copy of the gas safety record for two years.
Landlord Safety Check
- Check appliance and pipe-work for gas tightness.
- Check standing and working pressure.
- Check burner pressure / gas rate.
- Check for satisfactory provision of all necessary ventilation.
- Test flue flow to ensure removal of products of combustion.
- Check satisfactory operation of all safety devices.
- Check for physical stability, presence and effectiveness of stability brackets or chains (where appropriate).
- Investigate any evidence of unsafe operation and report to a responsible person.
Landlord Gas Safety Record
- The Landlords Gas Safety Record is a legal requirement for all domestic landlords.
- A certificate will be issued to the landlord on completion of the safety check.
- This certificate can then be emailed to the tenant if they should require a copy.
Landlord Gas Safety Record & Service
- The Gas Safety Check does not involve servicing an appliance. It’s like a vehicle MOT as apposed to its service.
- It’s highly recommended to get the boiler serviced at the same time as the safety check.
- If the boiler is new an annual service will be need to keep it within its warranty. If the boiler is starting to age then it will be helpful to ensure it passes its gas safety check.
